Design-Build and Pre-Construction Services
The preconstruction phase is crucial to the success of any building project. During this phase, we develop the game plan for your project in order to understand design, costs, safety, and time involved. Once our team has a solid understanding of the overall scope and costs of the project, we can then proceed to the design-build phase.
Our design-build process involves three individual phases: Conceptual, Design Development, and Construction Documentation.

We first work with you to understand your wants and needs for the project. We then explore value engineering opportunities and review all equipment and furniture needs.
Next, we establish the design criteria for the project, develop the initial site plan — including building elevation and layout — and master schedule.
From there, we establish the budget for the project, making sure we understand the permits and approvals process, and establishing reporting and accounting procedures.
Lastly, we develop a cash flow analysis, phased construction schedule, and procurement plan, while also establishing parameters for allowances and contingencies, as needed.

We start this phase by tracking review permits and approvals. We then analyze your budget and design so we can review and update a cash flow analysis for the project.
We complete this phase by defining the logistics plan before updating the master schedule.

We begin this phase by reviewing the construction plans to make sure they’re in compliance. We then establish bid alternates, as needed.
Next, we finalize the construction costs and logistics plan for the project before coordinating any necessary permits and approvals.
After we evaluate our specific needs for independent material testing, we complete this phase by reviewing all construction documentation and making a final update to the master schedule.
